Oversaw the field-installation of emergency structural shoring to temporarily support the damaged structure and made the area safe until proper permanent repairs could be made. ENGINEERING & CONSTRUCTION DESIGN-BUILD: CONSTRUCTION DEFECTS REPAIR | 286-Unit Apartment Complex | Anaheim, CA – Provided engineering consulting and construction services for the evaluation of construction defects, materials restoration methodology, and corrective measures for this 286-unit apartment community. The two-story apartment buildings were constructed with exterior stucco cladding that terminated into the ground surface, without proper weep screed, leading to severe deterioration up to 4 feet above the ground surface.

STREAM BANK GEOTECHNICAL STABILIZATION CONSTRUCTION PROJECT | 123-Unit Apartment Complex | West Windsor, CT | – Provided complete general contracting services to construct the geotechnical improvements including site drainage and a retaining wall system in accordance with the engineered design and wetlands permit conditions. The retaining wall system comprised a 173-foot long, by approximately 20-feet high, engineered segmental block wall including compacted Geogrid-reinforced soil and drainage layers.

ENGINEERING & CONSTRUCTION DESIGN-BUILD: STRUCTURAL ALTERATIONS | 112-Unit Apartment Complex | Los Angeles, CA – Provided complete turn-key design-build construction services for this time-critical structural alteration project. Services included the structural evaluations, inspections, permitting, design and re-construction of first floor common areas for this seven-story, 112-unit apartment building.

ENGINEERING & CONSTRUCTION DESIGN-BUILD: CAPITAL IMPROVEMENT PROJECT | 128-Unit Apartment Complex | Escondido, CA – Provided complete turn-key design-build services for renovation of the leasing office and fitness center, as well as exterior site improvements, for this 128-unit, 3-story apartment complex. Conducted all of the necessary building code research, evaluated building code compliance issues, produced full plans and specifications, obtained the necessary permits and approvals, and managed the entire construction process.

VOLUNTARY SEISMIC STRENGTHENING CONSTRUCTION PROJECT | 300-Unit Apartment Complex | Upland, CA – Provided construction services for the implementation of a voluntary seismic retrofit to comply with the lender’s requirements. The seismic retrofit was implemented to help protect the buildings against sudden failure during a seismic event, and was necessary due to the “soft-story” type of building construction. Two three-story buildings, over 200 feet in length each, with tuck-under parking were retrofitted.

ENGINEERING & CONSTRUCTION DESIGN-BUILD: FIRE DRAFT STOPS IN ATTICS | 104-Unit Apartment Complex | Chino, CA – Provided design and construction services for the installation of attic draft-stops for a senior housing community. The project involved a total of 15 buildings that were originally constructed without attic draft-stops. Reviewed the current building code requirements, developed the necessary draft-stop design, obtained building permits, and completed the necessary construction activities. Construction activities were planned and performed to completely eliminate the need to enter the dwelling units during construction.

ENGINEERING & CONSTRUCTION DESIGN-BUILD: CAPITAL IMPROVEMENT PROJECT | 104-Unit Apartment Complex | Anaheim, CA – Provided tenant improvement design and construction services by converting existing storage closets into complete clothes washer/dryer closets for 96 individual apartment units at this property. Performed a city-required sewer-study in order to obtain approval for the project by demonstrating that additional discharge would have minimal impact on the already strained city sewerage system. Work included the complete design and permitting process involving evaluation of building code compliance issues, detailed evaluations of the existing electrical systems, water-supply piping, and drain-waste-vent systems to ensure that the existing infrastructure could support the additional electrical, water-supply and waste water loads.

ENGINEERING & CONSTRUCTION DESIGN-BUILD: EXTERIOR BALCONY REPAIR & REPLACEMENTS | 160-Unit Apartment Complex | Fountain Valley, CA – Provided engineering design and construction services for the removal, repair and/or replacement of damaged exterior balconies at this 160-unit apartment complex. The existing joists of cantilevered second-story decks were rotted out due to water infiltration, lack of proper flashings, and affected by dry rot. Conducted building code compliance research, produced full plans and specifications, obtained the necessary permits and approvals, and managed the entire construction process.
